
La Plata County has three business parks. The largest is the Bodo
Industrial Park in South Durango. It is a 173 acre park established
in the early 1970s containing a range a different uses from light
industrial manufacturing to retail and lodging along the frontage.
The park mostly built-out and availability of space usually comes
in the form of existing structures. Leasing prices in Bodo range from
$6 - $10/ sq. ft. for warehouse and $8 - $ 14 / sq. ft. for office.
The largest employer in the park is the Rocky Mountain Chocolate Factory
with 150 employees.
The second park is the Durango Tech Center located 3/4 of a mile west
of Durango. This new park has several lots left available for development
as well as new office space. Lease rates range from $14 - $18 / sq.
ft. for office.

new 38-acre business park is underway in Bayfield, located 22 miles
east of Durango. This new park is selling 1 acre parcels starting
at $3.99/ sq. ft., and is zoned for light industrial, service business
and retail. Additional commercial buildings are located in independent
areas around the County, with an average rent of $7.00 / sq. ft. around
the Durango outskirts for office/warehouse.
